Certified Home Staging: Home staging is not just about  de-cluttering and de-personalizing your house. It is about creating emotional connection points so that potential buyers can imagine themselves in the house, making their own memories, and say "this house is the one". Remember you are not selling your memories, treasures or style. So start packing because you are moving!

When you put your house on the real estate market, what do you want your house to say to potential buyers ? Do you want it to reflect that it is updated and everything is in order. Or does it reflect that it is dated and needs repair. We specialize in using what you already have to transform your home into what a buyer is looking for as well as make suggestions that will get a fast sale for top dollar.

Home staging Tips:

  • Remove your photos, memories, treasures & style because that is not what we are selling. You want buyers to focus on your house and not your things.
  • Homeowners who do not want to remove their family photos are telling the potential buyer they are not ready to give up their house, and they are still staking their claim in their house.
  • Start packing your treasures, photos, & memories because your moving! The more you pack up the faster someone will make and offer on your house because they can see you are ready to move.
  • Appeal to the senses- add a bowl of candy (individual wrapped), use some type of air freshener, have music playing, add fresh flowers, make lemonade or have bottled water available for hot days. If time permits bake cookies.
  • Have a WOW feature when they walk in the door.
  • There is a lot of competition out there. Your house needs to stand out and be memorable.
  • People will pay top dollar for a well staged house.
  • The more a potential buyer sees that the closets and cabinets are clean and organized, the more they will think that the rest of the house is well maintained.

$250 - VISION PACKAGE: OCCUPIED HOME STAGING WALK-THRU REPORT


In this intensive and fun two-hour consultation, we will be using a detailed Staging Report/Checklist to write down everything that needs to be done to get the home the best price possible!

  • We start with a phone interview, so I can research your buyer demographic and prepare for our Consultation time.
  • We will walk through your home room by room, taking notes of our first impressions through a buyer's eye. What grabs us, what glares at us, and what gives us a feeling of home.
  • Using a, detailed staging checklist we walk through the home and discuss optimal, BIG return-on-investment, staging strategies that are designed to have big, emotional impact on your buyers. If time permits I will do some light staging.
  • The detailed report also includes my essential "Open House Checklist" and "Closet Organization Checklist" & more.

(Up to 2 hours in the home with any additional hours reverting to a $100 hourly rate)

$550 - DREAM PACKAGE: OCCUPIED  HOME STAGING AND MINI-MAKEOVER


Staging a house up to 3999 sq/ft. This staging service is all about rolling up our sleeves and physically staging the whole house using the homeowners furnishings and accessories. Then the Home Stager will accessories using her staging inventory the main areas of the home based upon the Staging Report recommendations. Main areas include-Entry,living room, dining room, kitchen, breakfast nook, master suite.

  • Using your Staging Walk-Thru Report
  • We will make HUGE transformations using what you have to make the most of each space!
  • I will bring in gorgeous staging accessories in order to give you a visual shopping list and get higher impact photos
  • We will work for up to 4 hours in the home.
  • You will be able to keep your house staged(using stagers inventory) for up to 1 week or until photos are taken. Additional charge is applied  to keep house staged for a month to month rental fee.

Home must be prepped and cleaned prior to stager arriving
(Up to four hours in the home with any additional hours reverting to a $100 hourly rate)

$800. - DREAM BIG PACKAGE: OCCUPIED HOME STAGING STAGING AND ONE-DAY, HOME MAKE-OVER

  • Using your Walk-Thru Staging Report
  • We will make HUGE transformations using what you have to make the most of each space!
  • I will bring in gorgeous staging accessories in order to give you a visual shopping list and get higher impact photos
  • We will work for up to 7 hours in the home.
  • you will be able to keep your house stage up to 1 week using Stagers inventory or until photos are taken. Additional charge is applied to keep house staged for a month to month rental fee.

Home must be prepped and cleaned prior to stager arriving
(Up to seven hours in the home with any additional hours reverting to a $100 hourly rate)

 $1100. - ULTIMATE DREAM PACKAGE: OCCUPIED HOME STAGING STAGING AND ONE-DAY, HOME MAKE-OVER

  • Using your Walk-Thru Staging Report
  • We will make HUGE transformations using what you have to make the most of each space!
  • I will bring in gorgeous staging accessories in order to give you a visual shopping list and get higher impact photos
  • We will work for up to 10 hours in the home.
  • you will be able to keep your house stage up to 1 week using Stagers inventory or until photos are taken. Additional charge is applied to keep house staged for a month to month rental fee.
